Hale Makana O Mō’ili’ili

Location: Mō’ili’ili, Honolulu, O’ahu

Type: Senior Affordable Rental Housing

Units: 105

Status: April 2023 Completion

Hale Makana O Mō’ili’ili will provide 105 affordable kupuna rental housing units to community of Mo’ili’ili in Honolulu. As rents continue to rise at alarming levels on the island of Oahu, all members of our community are under duress to find quality affordable housing.

Uniquely perched at the corner of Algaroba Street and Makahiki Way, this site and the future development has quality pedestrian accessibility to services that would cater to kupunas within the community. The prime location, in the Mo’ili’ili neighborhood, provides kupunas access to all necessities that would make residing at the site quite suitable. The project has great walkability as it is next to the City Library, City Park and Health Clinic.

The development consists of new construction on a site that totals 17,743 SF. This 7-story building will consist of 105 studio and one-bedroom units, on-site parking and a community resource center. The residences will be built from level 2 to level 7 (concrete podium over parking and community space). Other on-site amenities include a computer lab, a multi-purpose room for social gatherings, a laundry facility, and a rooftop open space area for the residents.  The target market will be Independent kupunas. Rents will be restricted to kupunas aged 55 and over earning 30, 50 and 60 percent of the AMI or below.

An allocation of 4% low-income housing tax credits and tax-exempt bonds from the Hawaiian Housing Finance and Development Corporation (HHFDC) helped finance this affordable rental housing project in 2019. Progress is currently underway for construction to begin in June 2021.
